This case study analyzes the “Vintage Project,” a custom luxury residence located in the Vintage Oaks development of New Braunfels, Texas. Designed by ArchNCivil, this home exemplifies the “Texas Hill Country Modern” aesthetic, blending traditional farmhouse silhouettes with contemporary open-concept planning.
1. Project Overview
Location: New Braunfels, Texas (Vintage Oaks at Pinot Blanc)
Total Living Area: 5,138 SQ FT
Main Floor: 4,428 SQ FT (including integrated zones)
Second Floor: 710 SQ FT
Outdoor Living: 1,102 SQ FT (Combined Front, Side, and Rear Porches)
Architectural Style: Modern Hill Country / Transitional Craftsman
2. Architectural Style & Form
The residence utilizes a multi-gabled roofline to break down the massive scale of the 5,000+ square foot footprint, making it feel like a cluster of interconnected volumes rather than a single monolithic block.
Symmetry & Rhythm: The front elevation (A4) features a prominent central entry flanked by symmetrical gabled wings. The use of dormer windows on the upper level adds vertical interest and provides natural light to the second-floor living area.
Massing: The design follows a “U-shape” or “H-shape” hybrid, which allows for a protected rear courtyard/porch area, a staple for Texas residences seeking to maximize cross-ventilation and outdoor shade.
3. Spatial Organization (Floor Plan Analysis)
The first-floor plan (A1) reveals a sophisticated Split-Wing Layout, designed to balance communal gathering with private retreats.
The Social Core: The center of the home is an expansive open-concept zone containing the kitchen, dining area, and a “Great Room.” The kitchen features a massive central island, emphasizing its role as the “hub” of the house.
The Master Wing: Occupying the entire left side of the floor plan, the Master Suite offers total privacy. It includes a vaulted ceiling, a spa-like master bath with a standalone tub, and a massive walk-in closet that connects directly to the laundry/utility room for functional flow.
The Guest/Family Wing: The right side of the home houses secondary bedrooms, each with en-suite access, providing a separate zone for children or visitors.
Indoor-Outdoor Integration: The rear of the house is dominated by an 847 SQ FT rear porch. Large sliding or French doors connect the Great Room to this space, blurring the line between the interior and the Texas landscape.
The Vintage Project is a masterclass in scale management. By utilizing traditional materials and a sprawling floor plan, the architects have created a residence that offers the luxury of a 5,000+ SF estate while maintaining the cozy, approachable feel of a country farmhouse. It successfully addresses the Texas climate through deep porches and robust structural specifications.
